Our three tier service for landlords is designed to cover all aspects of letting a property.

Tenant find service

No Let No Fee – We will not charge you anything if we do not find a tenant.

No Obligation Property Appraisal – our staff will visit the property and evaluate the potential rental value and discuss your requirements.

Marketing – design and preparation of property details including photographs and floorplans for targeting and circulation to our tenant database. Your property is added to our website as well as leading national sites. We also offer a “To Let” board for your property.

Tenant Selection & viewings – we will arrange and accompany viewings for prospective tenants.

Tenant Referencing – Extensive tenant vetting which will include:

  • Search of public records (CCJ’s, bankruptcies etc.)
  • Verification of the applicant’s identity and income
  • Current and previous address checks (including undisclosed addresses)
  • Current and future (if applicable) employer references assessment.
  • Previous landlord references assessment
  • Right to rent checks

Tenancy Agreement – Preparation of the tenancy agreement and renewing the agreement where necessary at the end of the term. (Renewal subject to additional fees). We will also arrange the handing over of keys if required.

Rent Collection – We will collect the first month’s rent in advance together with a security deposit equivalent to five weeks rent.

Deposit – Registration of the tenant’s security deposit with the Deposit Protection Scheme (DPS) and issuing the prescribed information. (Unless fully managed, deposits will be held by the Landlord subject to the “The Tenancy Deposit Protection Scheme” (TDPS) under the housing act 2004 until after the end of the tenancy when the property and contents have been checked for unfair wear and tear).

Rent Collection

Our Rent Collection Service includes all of the services in the tenant find service with the addition of:

Monthly Invoicing and Accounting – Receipts of rent paid by the tenant by cheque, cash or standing order.

Ensure the rent is collected and forwarded directly to your chosen bank account, after the deduction of any fees or expenses due or incurred for the period

Provide a monthly statement of account for you.

Fully Managed Service

Our Fully Managed Service includes all of the services in the above packages with the addition of:

Maintenance

  • Administration and inspection of repairs subject to a set budget.
  • All repairs carried out by our fully qualified and trusted contractors to a standard befitting of our reputation. (If you have preferred contractors we can adapt our package).
  • Management of all maintenance issues that may occur during the tenancy.
  • Administration of any insurance claims and liaison with insurance companies and appropriate third parties during the tenancy term. (Subject to additional fees).
  • Arrangement and management of gardening/cleaning/decorating as required during or upon completion of any tenancy. (Subject to additional fees).
  • Regular inspection of the property during the tenancy.
  • Production of receipts or other evidence of expenditure.

Inventory Preparation  – A complete and comprehensive inventory will list all fixtures and fittings and form an integral part of the tenancy agreement.

Arranging Check – In and Check-Out reports and the refund of tenant’s deposits less any amounts agreed for dilapidations according to a comparison of these reports.

Utilities
Liaise with utility providers to arrange the transfer of the services, i.e. gas, electricity, water and council tax into the tenant’s name and to arrange for the closing accounts to be sent directly to you for settlement. This does not include the transfer of the telephone, cable or satellite systems.

Subject to funds, we can pay current outgoings such as ground rent, insurance premiums and service charges or similar contributions to shared expenses (except mortgage liabilities), when presented, and account to you regularly.

Legal
Use reasonable endeavours to advise the landlord if any tenant is in breach of any terms of the lease and/or any relevant laws.

Advise the landlord when notices should be served and serve such notices required by law in respect of the premises, unless service is required by a solicitor.

Renew annual safety certifications for gas installation. (Renewal subject to additional fees)
