Free Rent & Legal Expenses Warranty
Rent & Legal Expenses Warranty free of charge (subject to referencing) for the first 6 months, during the length of the tenancy. Policy is renewable at the end of the first 6 months and then thereafter for an additional fee (subject to terms & conditions). Note: In some circumstances, particular with overseas tenants this cover will not be available in which case you will be advised accordingly.
Marketing
- Preparation of your property details for circulation to our extensive list of tenants.
- Utilising Pure's computerised management system we can target the tenant most suitable for your property
- Your property will be extensively advertised.
- The details of your property will be added to our Website, "pure365.co.uk" Rightmove and many more.
- Erection of a "To Let" board at your property.
- Tenant Selection
- Once a suitable tenant has been found we will arrange all viewings and ensure an experienced member of staff is at hand to accompany the tenant.
Tenant Referencing
Extensive tenant vetting which will include:
- Search of public records (CCJ's, bankruptcies etc.)
- Verification of the applicants identity
- Income verification and assessment
- Current and previous address checks (including undisclosed addresses)
- Current and previous employer references obtained and assessed
- Previous landlord references obtained and assessed
Rent Collection/Deposit
Pure will ensure the rent is collected and forwarded directly to your Bank account, less any fees or expenses due or incurred for the period.
Inventory Preparation
An experienced member of our staff will compile a comprehensive inventory for your property. The inventory will list all fixtures and fittings and will form an integral part of the tenancy agreement.
Monthly Invoicing and Accounting
Pure will, in any case provide a monthly statement of account for you.
Maintenance
- Administration and inspection of repairs subject to a pre-determined budget.
- All repairs to be carried out by fully vetted and qualified trades people with whom we have established a relationship and who posses the requisite quality and value to serve your interests. (unless you have your own preferred contractors).
- Managing all maintenance problems that may occur during the tenancy.
- Administration of any insurance claims and liaison with insurance companies and appropriate third parties during the tenancy term.
- Arrangement and management of gardening/cleaning/decorating as required during or upon completion of any tenancy. (Subject to additional fee*).
- Regular inspections of the property during the tenancy.
Fees: Details on request
Fees are payable at the commencement of the tenancy and will be deducted from monies received by the agent on the Landlord's behalf. If the Tenant leaves prior to the end of the term of the tenancy, the landlord shall not be entitled to reimbursement of any fees paid.
